What's the Process?
How to Properly Prepare Your Home to Sell in a Buyer's Market!
First, we start of with an initial consultation which involves a "walk through" of your property starting at the front yard going throughout the house into the back yard. We'll make numerous recommendations including cleaning, repairs, updating, packing and storage, and furniture rearrangement to help you showcase your house's best features. Initial consultation start at $250.00 (based on the size of your home) and typically takes up to 2 hours. Leave behind materials are part of this package including a "Home Staging Checklist".
When Should You Start? The best time to call us is before you list your home in MLS or with a Realtor. This gives you or your real estate agent time to do the competitive market analysis before you put your house up for sale.
However, if you've already listed your house - it's not too late to stage your property (especially if you're considering a price reduction).
Either way, we prepare your house to be "model home" ready so that when your property is viewed in the MLS (once the "staging" pictures have been posted on-line) you stand the greatest chance to sell your property quickly and for the best return on your investment.

This is What You Need to Do If ...
You're Still Living in Your Property
After you've completed the initial "Home Staging Consultation" and still need "hands-on" help, we take the recommendations we've made and put them into action. We focus on the architectural features and selling points of your home and then move on to creating the mood, function, flow and beauty of your home. We employ specific staging techniques that emotionally connect with prospective home buyers. Your home will be styled to appeal to the broadest number of buyers that will view your home.
Our objective is to use everything you already own, but in some cases it may be necessary to add to what you already have with embellishments that add the "frosting" to your homes interior. These embellishments may include artwork, silk plants, accessories, area rugs, small pieces of furniture and so forth. These add-on items can be either rented to you or purchased for you by us. This will be discussed in greater detail, if needed, during your initial "Home Staging Consultation."
Investment: Staging and redesigning typically takes anywhere from a half day to a full day to complete. Half day rates are available for a flat fee of $450.00 for up to 5 hours. Full day rates are available for a flat fee of $850.00 for up to 9 hours.
You Have Moved Out of the Property
A site evaluation is required for all vacant properties prior to delivering a Staging Design Estimate. A $25.00 assessment fee is required before conducting an on-site property evaluation and analysis. This fee is refunded when hired to stage the property. Upon completion of the walk-through evaluation we will provide you with a final estimate.
